Terms & Conditions

  1. Please submit fully filled application form along with cheque favouring “Umbera Group” for Rs 1,00,000/- at our site office, Village Sangowal, Southern Bye-Pass Road, Ludhiana 141122, along with copy of ID preferably Aadhar Card. No body else is authorized to collect payment on behalf of Umbera Group. Only one category of flat can be applied by one application form. Eligibility of applicant for allotment is subject to realization of cheque.
  2. Umbera group have all the rights to accept or reject any application without asigning any reasons.
  3. All successful applicants will be allotted the unit number and floor in respective category on payment of remaining 10%. Allotment letter will be issued only after minimum 10% of total payment is received.
  4. No cash payment is accepted. Please make all payments in the form of cheque or draft or RTGS/NEFT or direct bank account transfers.
  5. In case of a unit being sold to other party by the original allottee, before the issue of allotment letter, no transfer fee will be charged but a written declaration has to be submitted by the original allottee. But any sale after issue of allotment letter will be permitted after paying a transfer fee of Rs. 31000/- plus GST
  6. As per the guidelines of RERA and "Affordable housing policy 2016" of Punjab Government, allottee is liable to pay interest on any delayed payment of due amount. In case of delayed payment by the buyers a simple interest @ 10% on the pending amount for first three months and beyond three months a penal interest @ 15% shall be charged. The same interest rate would also be applicable on the promoter for delayed completion of the project. The period of completion of units under draw will be 36 months from the date of draw or before. This period can be extended by 6 months in case of delay due to any unknown reasons.
  7. Please note that the price being offered on units in this offer is not the regular price, but discounted price. Regular starting price of 2 BHK units is 33,25,200 Lakh and 2BHK + Utility unit is Rs. 40,42,600 Lakh or more as per list given.
  8. Umbera Greens Project is approved under ‘Affordable Housing Policy 2016’ for the State of Punjab. We are getting a discount of 50% on the rate of CLU, EDC, LF/ PF as applicable to group housing projects. This discount is being passed on to the consumer as we are giving 100% discount on CLU, EDC, LF/ PF to our customers. Also customers will not be required to pay maintenance charges for first 5 years. After 5 years monthly maintenance charges are to be paid as decided by the resident welfare society.
  9. Customer availing housing loans may be eligible for subsidy amount of up to Rs. 2.67 Lakh under Pradhan Mantri Awas Yojana (PMAY), if they fulfill certain conditions of the scheme. For this customer has to apply directly to the bank and subsidy amount is credited directly to customer’s loan account. Umbera group is not directly linked with this subsidy amount and will not be responsible for allottee getting this subsidy amount or not. Please ask your loan consultant/bank for further details.
  10. Price of the flat/unit does not include any registration charges and stamp fee. Any additional charges incurred at the time of registration will be borne by customer. Any applicable GST will be charged extra from allottee along with regular instalments.
  11. Size/area of Unit/Flat written on website/brochure are approximate sizes. There may be little variation in actual size/area due to difference in thickness of common walls/walls in different blocks.
  12. In case of any dispute with Umbera Group, arbitrator will be appointed by Umbera Group and courts at Ludhiana (Punjab), shall have the exclusive jurisdiction.

Refund and Return Policy

  1. That Umbera Group shall follow all the rules and regulations framed by RERA, Punjab (Real Estate Regulatory Authority, Punjab) for all the refund and return cases of apartments for any reason whatsoever it may be and as amended from time to time by RERA, Punjab (Real Estate Regulatory Authority, Punjab). At the same time Umbera Group shall be bound to follow the conditions mentioned in the signed sale agreement between the Allottee and Umbera Group.
